General terms and conditions

§1 SUBJECT MATTER OF THE CONTRACT

Livingdowntown GmbH shall provide the Guest with an apartment for private use. Business use of an apartment is only permitted after prior consultation with written permission from Livingdowntown GmbH. The number of persons shall be limited to the size of the apartment. Any deviations must be discussed in advance at the time of booking. The guest is aware and acknowledges that the ownership of an apartment including furnishings remains with Livingdowntown GmbH without restriction.

§2 DURATION OF CONTRACT

The duration of the contract shall correspond to the booking on the website or the telephone agreement with Livingdowntown GmbH. Bookings made verbally or by telephone shall also be binding for the Hirer if the booking is confirmed by Livingdowntown GmbH.

§3 CANCELLATION CONDITIONS

Cancellations and changes of reservations up to 30 days prior to arrival are free of charge. Cancellations within 30 days before arrival or no-shows will be charged with the total amount of the booking.

§4 PAYMENT OF THE RENT

The rent for the first month or shorter stays is payable in advance after booking. If payment is made by bank transfer, the payment must be credited to our account before the first day of booking. Further reservations are payable in advance. If you have any questions about your payment or if any problems arise, please contact Livingdowntown. Please note that refunds are at the sole discretion of management.

Discounts and monthly rentals only apply if paid in advance. Late payments are subject to daily rates and discounts will not be applied.

Consumed beverages will be billed to the renter and charged to the credit card.

§5 MAINTENANCE AND USE

The guest is obliged to avoid any improper use. The guest shall be liable for all damages resulting from improper use. aAll furniture, decorative items and furnishings are the property of Livingdowntown GmbH. Missing or heavily damaged or soiled items will be charged to the guest at the end of the stay. The guest shall be liable in the event of loss of keys. The guest shall observe the house rules. Furthermore, the guest is instructed to show consideration for the neighbors. Pets are not allowed. The guest is prohibited from subletting an apartment to third parties. Livingdowntown GmbH may inspect and check an apartment at any time and without prior notice.

§6 CHECK IN

Check-in and handing over of keys take place at the check-in terminal or by arrangement.

§7 SERVICE

The apartments are cleaned once a week for stays longer than ten days. At the same time the towels and bed linen are changed once a week. Waste bags are disposed once a week. In case of more use, the guest is obliged to use “Zurich bags”. It is forbidden to deposit waste in the house corridor.

§8 INTERNET / TELEPHONE

Free W-LAN internet and a telephone is available in all apartments. Any call charges will be billed to the tenant.

§9 CHECK OUT / RETURN

The Lessee/Guest is obliged to hand over the apartment to Livingdowntown GmbH on the last day of the agreed contract period. Check-out time is 11.00 am. A later check-out time must be discussed in advance with Livingdowntown GmbH. Without the consent of the Lessor, an additional rental day will be charged for a later check-out of the apartment.

§10 INSURANCES

The risks arising from the accommodation, such as accidents, illnesses or loss of own effects due to water, fire, theft, etc., which occur in the houses of Livingdowntown GmbH, are not insured by the Lessor. Corresponding insurances are the responsibility of the lessee.

§11 JURISDICTION

The present contract is subject to Swiss law. The place of jurisdiction shall be in Zurich or at a place of jurisdiction chosen by Livingdowntown GmbH.

§12 SECURITY

To protect against damage and loss, Livingdowntown GmbH shall be entitled to demand a security deposit from the guest.

Those paying in cash undertake to deposit a valid credit card as security.

Consumptions will be charged subsequently.
